Community Meeting concerning south side development
at the March 26, 2008 meeting at the Inyokern Senior Center
There were sixty-five persons in attendance at the community meeting to discuss the proposed tentative tract map application by PAM development. The project is located at the northwest corner of Brown Road and Las Flores Avenue.
Attorney Tom Fallgatter represented PAM development in what may be best described as a question and answer session that lasted two hours. Mr. Fallgatter fielded questions from the audience and there was a healthy exchange of concerns and opinions about development in Inyokern.
The proposal is for fifty-six lots of one acre each plus a sump lot for drainage. The zoning will allow one large animal (including horses) per quarter acre, or a maximum of four per lot. The applicant's proposal is for single family homes of 1550 square feet or more through a restrictive covenant. The county will not enforce a minimum size of a residence. Mobile homes will be allowed but placement of any mobile home over ten years old would require a special hearing process. The proposal includes a block wall on Brown Road to control noise. The Inyokern CSD will provide water and sewer services, although the delivery route has not been determined. The streets will be paved and may have curbs and gutters.
Some of the questions and concerns:
Will the block walls pose a graffiti problem and who will clean the graffiti?
By a show of hands a majority of those in attendance preferred no block wall along Brown Road. The county would be responsible for graffiti removal.
Will the development pose a traffic congestion problem?
Some in attendance were concerned that this might be the case.
Would this be section 8 housing?
Mr Fallgatter's answer was it would not be section 8 housing.
Would there be curbs and gutters, and would the streets be swept?
The type of curbing used on the project has not been determined. Mr Ted James of the planning department stated an entity could be set up by the county to take care of the street sweeping.
